CONSTRUCTION
At Fordham Law, PLLC, we have the unique perspective of
representing both owners and contractors in construction and construction defect-related disputes. Ms. Fordham served as insurance defense counsel for several years and has substantial experience navigating the complex world of insurance claims.
We review construction contracts,
advise clients on the implications of certain provisions, and propose revisions to terms that could be detrimental to our clients. We also draft agreements for a variety of circumstances (including owner-contractor agreements, change orders, lien disclosures, lien
releases, subcontracts, emergency service contracts, non-compete agreements, and partnership and joint venture agreements).
We also prosecute and defend
payment disputes and lien claims.
PROBATE
Losing a loved one is difficult. We approach these cases with the care and compassion they deserve.
We begin by consulting with clients to determine whether probate is necessary. In some circumstances, estate assets may be transferred without commencing probate.
If probate is necessary, we guide our clients through the process in the least stressful, most efficient, and cost-effective manner possible.
REAL ESTATE
We represent buyers and sellers in a variety of real estate transactions. Our services include reviewing and drafting purchase and sale
documents, promissory notes,
deeds of trust, easements, deeds and excise tax affidavits, and boundary line adjustments.
We are the go-to resource for local realtors and escrow officers when legal issues arise for their clients. We offer creative solutions to
complex problems that can arise
in the course of a transaction. We understand the time-sensitive nature of real estate transactions and provide quick responses and turnaround times. We handle quiettitle actions, adverse possession claims, boundary line disputes, easement disputes, and other property-related claims.

Ms. Fordham is a litigation attorney with more than 16 years' experience representing clients in construction, construction-defect, real estate, and property-related matters. She also handles probate matters and assists clients with their estate planning needs.
Ms. Fordham has substantial experience representing both owners and contractors in construction and construction defect-related disputes. For the first several years of her legal career, Ms. Fordham represented homeowners and condominium associations in complex, multi-party construction defect lawsuits. She also represented homeowner association clients in collection, judicial foreclosure, and quiet title actions.
In 2011, Ms. Fordham "switched sides" and joined an insurance defense firm where she defended developers, contractors, and subcontractors in construction-defect related-disputes throughout Washington and Oregon. Ms. Fordham's diverse background gives her a unique perspective that is immensely helpful in resolving these types of disputes, often short of costly and time-consuming litigation. Many local mediators have expressed appreciation for Ms. Fordham's ability to weigh both sides of a dispute and cut to the chase. Ms. Fordham has tendered claims to general liability insurance carriers on behalf of homeowners and been appointed by general liability insurance carriers to serve as insurance defense counsel for contractors and subcontractors. She has intimate knowledge of how insurance companies process and settle property damage claims. This knowledge is helpful to homeowners seeking coverage for their damages, as well as contractors seeking defense and indemnity.
In 2017, Ms. Fordham left a partnership at the Seattle-based insurance defense firm where she worked for more than six years to return to her roots in North Tacoma. She continued practicing construction law and also began handling more real estate and property-related transactions and disputes. Ms. Fordham opened Fordham Law, PLLC in 2018 to focus on providing personalized legal counsel in an environment where client goals and long-lasting relationships are valued over turning a profit. She believes in taking the time to truly understand her clients' needs and goals and aims to provide quality legal services at affordable prices.
Ms. Fordham is a Pacific Northwest native. She obtained her bachelor's degree from the University of Washington in 2002 and is an avid Husky football fan. She obtained her law degree from Seattle University in 2006. When Ms. Fordham is not at work, you will find her spending time with her husband and family, cheering loudly for her favorite pony league baseball player, wine tasting in Napa, and rooting for the Dawgs at Husky Stadium.
